The Home Inspection
We not only want you to be impressed with the service that you receive, but we also want you to come away from the inspection knowing that this was a good investment for your future.  We will go out of our way to ensure that this investment will be a sound one for years to come.  At the end of the inspection, we will present to you a written report detailing what areas were inspected with notes about any items that would need correction. We will inspect every room from top to bottom.  The following items will be just some of the things that are inspected:

  • Air Conditioning system and its components
  • Attic, insulation, ventilation
  • Built in kitchen appliances, countertops and cabinets
  • Heating systems and its components
  • Complete plumbing systems and water heater (except what is between the walls and flooring)
  • Driveway, garage
  • Electrical system and it's components (except what is between the walls and flooring)
  • Exterior siding, windows and doors
  • Fireplace, smoke chamber and chimney
  • Foundation, basement, crawl space, grading
  • Porch, patio, deck
  • Roof, flashing, gutter, down spouts
  • Walls, floors, ceilings, doors, closets

We will inspect every outlet, every light, every window and door just to make sure that it is working as it was designed. 

The Walkthrough

Please, whether you choose to have us inspect your home or not, walk with the inspector through the process.  The obvious reason for this would be to inspect his work, but more importantly than that, you as the home buyer will gain valuable insight about your new home and how to care for it.  

The Certified Inspection Report
At the end of the walk through, you will receive an inspection report that details everything that was noted.  This information will be given in a easy to follow category format that the inspector will go over in detail.  There will be three categories beside each item.  If we were not able to inspect an item, it will be marked "Not Inspected" and we will note why.  Next, if there was an issue with an item, we will mark it "Need Immediate Repair or Replacement".  Then, if the item was working properly at the time of the inspection, we will mark it "Performs Intended Function". If an item is marked as "Need Immediate Repair or Replacement" the inspector will recommend that it is further tested by a Certified Repair Technician.  This is to protect you as the customer to be sure that if a repair is needed, it is performed before closing on the home. 

Follow-up
If there are any questions, please give us a call and we will be more than happy to help in any way.  If the Realtor or service technician/contractor requires any further information, please give them our number and ask them to call. 

Now after the corrections are made to the home, we encourage you to walk through the home again before closing.  Take along your copy of the inspection report and go through each room again, focusing on those areas where repairs had to be made.
